Armistead welcomes collaboration with the brokerage community and intends to work openly and professionally with outside brokers as residential offerings come to market. We see brokers as a vital link between Armistead and the buyers who will be the right fit for the community.
All for-sale residential products at Armistead will be offered with co-brokerage, and commissions are expected to be standardized across product types. Residential sales will be coordinated through Armistead Realty, the project’s in-house brokerage, which is expected to be formed in the coming months and will serve as the primary marketing and sales engine.
As residential releases approach, Armistead Realty will communicate clearly with the brokerage community regarding process, timing, and participation. Our goal is to create a sales environment that is transparent, well-coordinated, and supportive of brokers and their clients.

Armistead is being developed with the support of an Architects & Builders Guild, a curated group of architects and builders selected for their ability to deliver high-quality homes within a shared community vision.
The Architects Guild helps ensure that homes are thoughtfully designed, architecturally diverse, and well-proportioned, while still contributing to a cohesive neighborhood character. This approach allows for individual expression without sacrificing the overall integrity of the place.
The Builders Guild is composed of experienced builders chosen for their craftsmanship, reliability, and familiarity with building within coordinated standards. Guild members work within Armistead’s design and construction guidelines, supporting consistent quality and predictable delivery as the community develops.
Together, the Architects & Builders Guild provide a framework that supports design excellence, construction quality, and a positive experience for buyers and brokers alike.

The first phase of Armistead will include a combination of custom homesites and builder-delivered spec homes, introduced in a structured and coordinated way.
Behind the scenes, Armistead and the Builders Guild will allocate a portion of homesites for builder-owned spec homes. The remaining lots will be made available as custom homesites, offered first through a reservation process, with closings occurring as homesites are delivered and ready for construction.
As the community takes shape, spec homes will come to market as completed homes or homes under construction. This phased approach allows the neighborhood to develop with intention while providing a mix of opportunities for buyers at different points in the process.
