Armistead Builders Guild

Armistead will be a walkable, farm-forward community rooted in timeless architecture, agricultural heritage, and thoughtful placemaking. The Armistead Builder’s Guild brings together a select group of builders who share these values and help deliver homes that reflect the integrity and character of the land.

The Guild exists to ensure every home contributes to the vision of Armistead—while giving builders the structure, clarity, and partnership they need to succeed.

Guild builders are part of one of the region’s most intentional and design-forward communities. Membership includes:

• A predictable design review process led by the Director of Design (DoD)
• Early access to building sites and transparent lot release cycles
• A comprehensive Pattern Book with timeless architectural guidance
• Clear construction sequencing and development communication
• A collaborative working environment with the developer and fellow builders
• Support from Armistead Realty and the project’s marketing team
• Ongoing promotion of Guild builders through Armistead’s website, social channels, and sales efforts
• A customer base that values craftsmanship, authenticity, and walkable living

Armistead welcomes a curated mix of builders who bring different scales, styles, and strengths to the community. All Guild builders follow the Pattern Book, architectural standards, and the Director of Design review process. Each is also eligible to build both speculative and custom homes.

Builders participate in the Guild in one of three ways:

1. Builder Partners: Builder Partners purchase multiple lots each year and construct speculative homes. They help set the early character of each phase, maintain project momentum, and contribute thoughtfully designed homes throughout the neighborhood.
2. Boutique Builders: Boutique Builders acquire a smaller number of lots each year, naturally contributing to architectural diversity and a more organic building rhythm. Their participation adds nuance and richness to the streetscape while maintaining the same high standards of craftsmanship as all Guild members.
3. Approved Custom Builders:  Approved Custom Builders work directly with homeowners who purchase individual lots and want to design and build a full custom home. They do not typically purchase lots for speculative construction, but they follow the same Pattern Book and design review process as all Guild builders.

The success of Armistead depends on builders who embody both craftsmanship and character.

Guild builders are expected to:

• Uphold the Armistead Pattern Book, CCRs, and architectural vision
• Communicate proactively and respectfully with buyers, neighbors, and project partners
• Maintain clean, safe, and courteous job sites that respect residents and farm operations
• Deliver high-quality workmanship with attention to detail and long-term durability
• Adhere to submittal deadlines, construction timelines, and inspection requirements
• Represent Armistead’s values in every interaction

Builders interested in joining the Armistead Builder’s Guild may submit an application including:

• Project history
• References
• Portfolio image 
• Insurance documentation
• Relevant experience
   

Applications are reviewed on a rolling basis. Approved builders will receive the full Builder’s Guild Packet—including the Pattern Book, architectural standards, and onboarding materials outlining next steps.
